We provide a complete solution as a tenant representation team for any size office relocation or office space reconfiguration project in the Greater Toronto Area. Our management team exhibits clear leadership and an experienced approach to ensure that projects are completed on time and on budget.  

To ensure success, we use a six-phase process:


We will work for you as your expert tenant representation team to determine remaining lease liability (gross occupancy cost recovery), perform a lease audit on your existing contract, define requirements and create an employee distribution map to find you the best GTA office space to meet your needs.


In Phase II, we will perform a market options survey, short-listed building analysis and take you on a tour of prospective properties to identify and qualify appropriate alternate office spaces for your organization.


After identifying and qualifying alternate spaces, our team will perform detailed research and analysis, including a space planning review, a request for proposal and financial analysis of key buildings.


When we find the building that best suits your requirements, the GTA Suburban team will manage all deal negotiations and offers to lease, lease document assessment and the leasehold improvement budget process prior to committing to and signing a lease agreement.


Upon signing a lease agreement, we will oversee a construction program timeline and manage your design and construction team to ensure all drawings, permits and construction is completed on time and on budget.


With the construction completed and your office space prepared for move in, the GTA Suburban team will review leasehold improvements and assist with a full move checklist to make relocating easy and efficient.
