The Situation:

Jaguar Land Rover (JLR) wanted to unleash capital tied up in a building they owned that was much too large (40,000 sf) for their resized operation, estimated at 11,000 sf. They needed 75% of space as head office space and the balance to be a technical training facility requiring car lifts and test equipment – a challenging mixed-use requirement that only a few buildings could accommodate. They also did not want to be committed to new location until building sale was finalized.
